Northern Industrial Construction (NIC) is a self-perform, multi-disciplinary general contractor delivering building construction solutions to a wide variety of residential, industrial, municipal, and institutional market sectors. We are familiar with the unique challenges associated with remote construction projects across the North and specialize in projects with geographic constraints that require winter road, fly-only, or marine-only delivery methods. Northern Industrial Construction brings a culture of safety to each project we deliver because safe projects are positive places to work. Our safety culture promotes an environment where workers are valued and empowered to create a safer workplace. Our objective is to build safe and operable facilities while avoiding errors or deficiencies which adversely impact quality, cost, and schedule.

We are proud to be a COR certified company in all three territories. We strive to provide quality service and products to our customers while protecting the health and safety of our workers, subcontractors, customers, the public, and the environment. We are committed to a Health and Safety Management System that provides the safest environment to workers and is adaptable to operational requirements. Since 2023, we have retained Target Zero as an independent safety consultant to oversee the entire safety program. We use Site Docs software to manage safety with a high degree of confidence and organization while maintaining a direct connection between the office and the field.

Supervisors are responsible to identify site-specific safety needs and communicate hazards to affected workers. Supervisors along with management coordinate and conduct worksite inspections, observations, and incident investigations. In conjunction with our office management team, site supervisors create site specific safety plans, conduct daily field hazard level assessment and toolbox talks, weekly safety meetings, complete near miss reports, and fulfill a monthly safety audit of the workplace.

Workers and contractors are responsible for their individual health and safety performance as it relates to safety policies and procedures. Workers and contractors are responsible for assessing site safety conditions and identifying areas for improvement. Every individual on a Northern Industrial worksite is responsible for obeying safety rules, following recommended procedures, using appropriate safety personal protection equipment (PPE) and precautions, participating in training, and reporting unsafe acts or conditions. Active participation by everyone is required to promote and maintain a safe workplace.

Ultimately, NIC cares as much about our employee’s safety as we do our quality of product. Our goal is to provide a healthy, safe, and injury-free workplace for everyone on our jobsites. Our mission is to provide services to our customers in a safe and efficient manner.

Range Road Lift Station

Whitehorse, YT

Project Overview
The scope of this project consisted of the supply and installation of a pre-packaged lift station and an emergency standby generator. This contract also included the construction of an operations building to house the generator and facility process controls. Civil work included 200 meters of 6” sanitary main, 30 meters of 4” force main and 50 meters of service water. Yard piping work included tie-ins to the existing infrastructure.
This new lift station replaced the existing station, which has reached the end of its service life.

Stewart River Lift Station

Stewart River, NT

Project Overview
This project involved a complete mechanical, electrical, and HVAC retrofit of the Stewart River Lift Station for the Government of Yukon in Mayo. Temporary bypass pumping was installed to divert sanitary flow while replacing submersible pumps, piping, valving, appurtenances, and remediating the wet well. NIC self‐performed the mechanical and electrical scope of work on this project including bypass pumping, wet well anode replacement, fire protection system, furnace / HVAC system and all electrical distribution, instrumentation, SCADA components.

Junior Kindergarten Playground Installations

22 NWT Communities

Project Overview
This project spanned over 25 schools in 22 communities throughout the Northwest Territories. The scope of work at each location involved the removal of existing play structures, the supply and installation of new playground structures complete with granular material and rubberized safety ground surfacing. The management of logistics and diligent planning was imperative to the success of this project. NIC utilized winter roads, plane/helicopter air transport, and barging for material, equipment, and tool deliveries.

Design-Build Modular Housing for HNWT

14 NWT Communities

Project Overview
The scope of this design-build contract was to design, prefabricate and install 50 housing units configured as 15 duplex and four-plex structures across 14 communities in the NT. The project entailed a complex preconstruction phase involving design optimization of modular floor plans which were functional, transportable and specifically designed for the northern communities.
NIC partnered with Taylor Architecture Group for the design aspect, Triodetic for the foundation design, and Northgate Industries for the construction of the modules.
Challenges
  • Transportation of the modular units from Alberta to NT communities using barge and winter road transportation.
  • The timely construction of Triodetic foundations at the receiving sites prior to modular delivery to accommodate the efficient final placement of the units.
  • Completion of mechanical and electrical connections, as well as interior finishes at all module connection points using NIC crews.
  • The effective management of multiple simultaneous construction operations in different Northern communities.

Emergency Shelter Construction & Material Supply

Canol Trail Mile 50, 75, 100, NT

Project Overview
This project involved the supply of all labour and materials to construct emergency shelters at three locations (Mile 50, 75, 100) on the Canol Trail, NT. The shelters were constructed using Structural Insulated Panels (SIP) which were transported along with all tools and equipment using a combination of helicopters with slings and float planes.
These shelters were constructed by an experienced wilderness construction carpentry crew that completed the work in 10 days per shelter with no rework or deficiencies.
During the planning phase, NIC identified several potential issues with missing fasteners, limited window consumable, and missing spray foam insulation. Extra parts/consumables were purchase and brought to site by NIC to mitigate the consumable shortages. NIC identified an opportunity to utilize left-over metal to armour the outhouse base which was done as a no-cost design upgrade.

Challenges
  • The extreme remote nature of this project necessitated the use of helicopter and float plane transportation for all project resources.
  • Bulky nature of the building material required extensive planning and communication to optimize packaging to obtain acceptable weight, balance, and aerodynamic load characteristics.
  • Detailed pre-planning and material management to ensure all building components are accounted for.

Moraine Bay Wharf Reconstruction

Moraine Bay, NT

Project Overview
This project for DFO involved mobilizing equipment, material, and a camp to a remote site on Great Slave Lake using marine and air transportation methods. The scope of work for this project was to repair the existing wharf by removing the existing heavy timber decking, cut & level the steel piles, repair the subframe, and rebuild the heavy timber frame & decking. This was a remote wilderness construction site with unfavourable weather exposure, wildlife (bear) activity, no services, no accommodations, and no power source. Northern Industrial Construction successfully mobilized a camp for crew accommodations and navigated the constraints of a remote wilderness site to deliver a successful project.
On this project, our crew was required to put their first aid training to use and successfully navigated a cardiac medical emergency experienced by one of our workers on site. Our site-specific emergency plan was initiated, and the worker was medivaced to Yellowknife and subsequently to Edmonton where he made a full recovery and returned to work.

Qulliq Energy Design-Build Quonset Huts

Taloyak, Gjoa Haven, Grise Fiord, Coral Harbour, Naujaat, NU

Project Overview
Northern Industrial Construction was contracted by Qulliq Energy Corporation to design, supply, ship and erect five 30’x50’ Quonset Structures. The work consisted of site preparation, supply and installation of; electrical service and lighting, waste oil burner, insulation & vapour barrier package, forced air unit heaters, overhead & passage doors, and interior floor. NIC crews were able to complete the foundation and erection of the buildings in just over 2 weeks per location, followed by the electrical and mechanical crew who completed the project in under a week.
Challenges
  • Staging and marine crating of the material for each of the communities prior to transport to site via sealift.
  • Scheduling crew mobilization to coincide with sealift delivery so materials could be received and properly managed.

Arviat and Sanirajak Roof Remediation

Arviat and Sanirajak, NU

Project Overview
This project involved roof remediation work on four Nunavut Housing 4-plex buildings in Arviat and Sanirajak. The scope of work included removing the existing roof, completing mould abatement activities, replacing all damaged material, and reinstalling a new roof with an updated venting detail to eliminate the potential for future damage from moisture in the building envelope. Renovation work was also completed inside of the homes to repair areas where water damage had occurred.
This project required precise planning and execution as the units remained occupied during construction.

Délı̨nę Tudzé Perįhtł’ékǫ Daycare and Preschool Design-Build

Project Overview
Starting in December 2019, Northern Industrial Construction led the design-build team to complete an accelerated design for a new 3,775 ft2 daycare and preschool in Délı̨nę, NT. The design process started out as a ‘napkin sketch’ in mid December 2019 and was quickly developed such that material procurement could be completed in time to send materials to site on the 2020 winter road.
In order to meet the stringent requirements of this compressed schedule, effective coordination was required with the designer and client. Procurement lead times were updated daily on the pre-construction schedule and decisions were prioritized to ensure that all the material was selected and ordered with sufficient lead-time to ship on the winter road.
Construction began in spring 2020 requiring management staff and field personnel to execute the unique architectural and functional requirements of this facility. The building was enclosed in summer 2020 with mechanical, electrical, and interior finishes over the fall/winter of 2020-2021. The project was finished in late 2021.
Local training and employment were a priority on this project and NIC’s carpentry crew was comprised of over 50% local carpenters, labourers, and apprentices.

Délı̨nę Design-Build Arena Upgrades

Délı̨nę, NT

Project Overview
The scope of this design-build contract was to upgrade the Délı̨nę arena from natural ice on gravel to a refrigerated concrete slab with new boards, arena interior, decking, and bleachers. Material and equipment were shipped to Délı̨nę on the 2022 winter road and the project was completed in fall 2022. The most challenging aspect of this project was mixing, pumping, and pouring over 200 cubic meters of concrete in a single continuous pour. NIC had crews working day and night shifts for 60 consecutive hours to complete the concrete pour.
Local training and employment were a priority on this project and NIC’s carpentry crew was comprised of over 95% local carpenters, labourers, and apprentices.

Nahanni Butte Design-Build Water Treatment Plant

Nahanni Butte, NT

Project Overview
This design-build water treatment plant was constructed in 2019-2020 for the residents of Nahanni Butte, NT. Northern Industrial Construction was contracted to design and retrofit the existing water treatment plant which had extensive damage to the existing piping, pumps and equipment. The scope of work involved upgrades and redesign of the main process systems including raw water, pre-oxidation, pressure filtration, softeners, chemical dosing, treated water storage and truck fill. The water treatment plant control system was redesigned and updated to optimize plant operation. Upon construction completion, start up activities were completed such that NIC provided the client with a “turn-key” facility.

Nattilik Heritage Centre Expansion

Gjoa Haven, NU

Project Overview
The Nattilik Heritage Centre (NHC) Expansion is a multi-year design-build, construction project in Gjoa Haven, Nunavut that is to be completed in 2025. Construction of the NHC expansion involves the addition of 5500 ft2 area to the original NHC which was opened in 2013. The expansion has an octagonal floor plan and is constructed using a Triodetic foundation and combination of structural steel and wood framing. The facility will have state of the art HVAC system with humidity controls designed to preserve the recovered artifacts.
The project has various stakeholders, which includes the Nattilik Heritage Society (NHS), in partnership with the Kitikmeot Inuit Association, Four Peaks Consulting Corp, Parks Canada, Canadian Northern Economic Development Agency and the Government of Nunavut. The Expansion is designed to house priceless artifacts recovered from the Franklin Expeditions and it’s meant to illustrate and preserve the local culture and heritage of the Inuit people with exhibits dedicated to their language, arts, crafts, and traditions.
The Nattilik Heritage Centre will see on average over 2000 tourists every season when the cruise ships arrive, but the Expansion is expected to significantly increase the number visitors. During the off-season, the building will serve as functional space for the NHS staff, where language, arts and craft workshops can take place.

3 RCMP Single Family Homes

Norman Wells, NT

Project Overview
This project involved the construction of three separate single family detached homes in Norman Wells, NT. Scope of work spanned from foundation to final lock up. The construction of each home involved the erection of Triodetic foundations, stick framing using prefabricated roof trusses, building envelope completion and all interior finishes.
Commencing in January 2021, Northern Industrial Construction worked closely with the Taylor Architecture Group and NWT Housing Corporation to procure and ship materials for this project on the 2021 winter road. Nursing Staff 4-Plex Complex

Tulita, NT

Project Overview
The Tulita Nursing Staff 4-Plex Complex is a construction project in Tulita, Northwest Territories located at the confluence of the Great Bear River and the MacKenzie River. The 4-plex is designed to house the local nursing staff who have historically had difficulty in securing local housing. This project serves to address those needs.
The 4-Plex is over 4000 ft2 in total area, and each unit will offer a 1000 ft2 of livable space complete with two bedrooms in each unit, and two common mechanical rooms. The building is constructed on driven steel piles and is wood framed with a metal cladding exterior.
The construction of the Tuilta fourplex was proudly constructed using a significant amount of local labour. We utilized a local contractors camp for crew housing which had the added benefit of using local services.

NIC was contracted by Housing NWT to construct a 2 story stick framed duplex in Délı̨nę, NT. The floor plan of this duplex was split such that the upper and lower levels had identical layouts. Northwest Territories Welcome Facility

Project Overview
The construction of the Northwest Territories Welcome Facility involved a unique structure using several different building materials. The primary structure was erected using galvanized steel columns and beams on a concrete slab. The exterior walls were constructed using stone filled gabion baskets which were stacked from ground to roof level. The project also involved the supply and installation of a 30,000lb precast concrete septic tank.
This project was multidisciplinary in nature involving earthworks, concrete, steel framing, and relying heavily on carpentry skills.

Norman Wells Wharf Rehabilitation

Project Overview
This project involved the repair of the damaged Canadian Coast Guard wharf in Norman Wells, NT. Piling work involved cutting off the existing sheet pile wall, repairing the whaler and tie-back reinforcements, and the installation of new sheet pile sections. Following the completion of piling operations, granular material was hauled, placed and compacted to backfill on the dry side of the sheet pile wall. A concrete slab on grade was constructed to protect the granular material against damage from ice and to further strengthen the sheet pile wall

10 Unit Wellness Centre Renovation

Délı̨nę, NT

Project Overview
This design-build project completed by NIC required a complete renovation of a vacant 10 unit seniors wellness center in Délı̨nę originally constructed in the 1990’s. NIC’s design-build team managed design, demolition, abatement, and construction. The demolition phase in each of the 10 units involved the removal of all interior finishes (drywall, flooring, windows, doors, etc.) back to the structural framing. The reconstruction work included new insulation, interior finishes, doors, windows, and the addition of a covered entrance for each unit. To accelerate the schedule, spray foam insulation was used to provide insulation as well as the air and vapour barrier.
The crew on this project was over 50% local which maximized economic benefit to the community and reduced the project cost to the client.

Structural Insulated Panel Projects

Project Overview
NIC provided construction management and on-site carpentry supervision to assist local crews in Délı̨nę to complete multiple buildings constructed from structural insulated panels. The projects consisted of two duplex buildings as well as an addition to the main Délı̨nę office building. These structures had been started and partially constructed before NIC’s engagement on the project, therefore it was necessary to ascertain the state of construction and building materials before work could be advanced.
Nadji Architects was engaged to develop drawings and obtain fire marshal approval for the office building.
NIC has been successful at working with DGG to maximize the use of local forces used to complete these construction projects.

The scope of work for this project included the design, supply, and installation of a timber strip foundation and erection of a pre-engineered building for the Mike Zubko airport maintenance department. Specific consideration was given to the implications of constructing over permafrost and mitigating the impact of potential future subgrade movement or instability. Materials were transported to Inuvik on the winter road and construction was completed in summer 2019.
