3 RCMP Single Family Homes

Project Overview
This project involved the construction of three separate single family detached homes in Norman Wells, NT. Scope of work spanned from foundation to final lock up. The construction of each home involved the erection of Triodetic foundations, stick framing using prefabricated roof trusses, building envelope completion and all interior finishes.
Commencing in January 2021, Northern Industrial Construction worked closely with the Taylor Architecture Group and NWT Housing Corporation to procure and ship materials for this project on the 2021 winter road. To meet the stringent requirements of this compressed schedule, effective coordination was required with the designer and client. Procurement lead times were updated daily on the pre-construction schedule and decisions were prioritized to ensure that all framing material was selected and ordered with sufficient lead-time to ship on the winter road.

Nursing Staff 4-Plex Complex

Tulita, NT

Project Overview
The Tulita Nursing Staff 4-Plex Complex is a construction project in Tulita, Northwest Territories located at the confluence of the Great Bear River and the MacKenzie River. The 4-plex is designed to house the local nursing staff who have historically had difficulty in securing local housing. This project serves to address those needs.
The 4-Plex is over 4000 ft2 in total area, and each unit will offer a 1000 ft2 of livable space complete with two bedrooms in each unit, and two common mechanical rooms. The building is constructed on driven steel piles and is wood framed with a metal cladding exterior.
The construction of the Tuilta fourplex was proudly constructed using a significant amount of local labour. We utilized a local contractors camp for crew housing which had the added benefit of using local services.

Seniors 9-Plex Remediation Complex

Fort Good Hope, NT

Project Overview
Northern Industrial Construction was contracted by Housing NWT to perform remediation work on the Senior’s 9-plex building in Fort Good Hope. The scope of this work included major structural, architectural, electrical, and mechanical repairs to the facility. Starting in spring 2022, NIC coordinated with the remediation consultant and subcontractors to meet a tight barge timeline for material delivery.

Arviat and Sanirajak Roof Remediation

Arviat and Sanirajak, NU

Project Overview
This project involved roof remediation work on four Nunavut Housing 4-plex buildings in Arviat and Sanirajak. The scope of work included removing the existing roof, completing mould abatement activities, replacing all damaged material, and reinstalling a new roof with an updated venting detail to eliminate the potential for future damage from moisture in the building envelope. Renovation work was also completed inside of the homes to repair areas where water damage had occurred.
This project required precise planning and execution as the units remained occupied during construction.

Two Storey Stick Frame Duplex

Délı̨nę, NT

Project Overview
NIC was contracted by Housing NWT to construct a 2 story stick framed duplex in Délı̨nę, NT. The floor plan of this duplex was split such that the upper and lower levels had identical layouts. Scope of work spanned from the Triodetic foundation to final lock up. The construction process involved the erection of a Triodetic foundation, stick framing using prefabricated roof trusses, building envelope completion and all interior finishes. NIC worked collaboratively with Techi?Q on this project.
The crew on this project was over 50% local which maximized economic benefit to the community and reduced the project cost for the client.

Design-Build Modular Housing for HNWT

14 NWT Communities

Project Overview
The scope of this design-build contract was to design, prefabricate and install 50 housing units configured as 15 duplex and four-plex structures across 14 communities in the NT. The project entailed a complex preconstruction phase involving design optimization of modular floor plans which were functional, transportable and specifically designed for the northern communities.
NIC partnered with Taylor Architecture Group for the design aspect, Triodetic for the foundation design, and Northgate Industries for the construction of the modules.
Challenges
  • Transportation of the modular units from Alberta to NT communities using barge and winter road transportation.
  • The timely construction of Triodetic foundations at the receiving sites prior to modular delivery to accommodate the efficient final placement of the units.
  • Completion of mechanical and electrical connections, as well as interior finishes at all module connection points using NIC crews.
  • The effective management of multiple simultaneous construction operations in different Northern communities.
